Colinas de Playa Negra is the areas newest gated community in an area that is short on quality building lots with quality infrastructure. This community is located just under a mile to world famous Playa Negra beach (two or three minutes) and even less to the paved road to all points, Paraiso (two or three minutes). The beaches of Junquillal are about five minutes away. Playa Blancas white sandy beach is three or four minutes. Avellanas is less than ten minutes!
This project is a forested property that all owners can use including a secure entry on community private property, semi annual creeks, and of course, at the top of the mountain a large designated area for viewing some of the best sunsets the planet has to offer. Naturally, owners have internal easement roads where they can enjoy walks through the community and see a plethora of wildlife. Colinas de Playa Negra is one of various parcels in the area that is at the end of a ten mile secondary forest. As a consequence, we regularly see all kinds of mammals, tons of bird species (Audubon Christmas Bird Count ten years found well over 200 species) and many others.
This is lot 22E
Lot 22E is one of the most special lots in the project, at least from our perspective. It is a corner lot just a hundred yards from the main entry of the project and the guard house. The lot, in its majority, is perfectly flat. What makes this lot so special is that it is separated by a gorgeous semi annual running creek. As a consequence, the creek area is full of gorgeous trees and will give its owner a lifetime of wildlife. We imagine that the owner of this lot will build their forever home on one side and a guest home on the other. This will allow privacy and separation from guests whether rentals or family. The building footprint on this lot is for one 300m main home, whether one story or two (3230ft2), with a total residential footprint of 10% - 500m2 (~5390ft2).
All Lots are fully serviced with access to public water, electricity, and fiber optic internet.
Playa Negra is really the beach in the town of Los Pargos. The area has a lot of infrastructure including a 6000' private skate park that is open to the public, miles of beaches that even in high season are comparable empty, well over 20 quality restaurants from normal tico sodas to Michelin star quality, fishing, surfing, and much more.
