Just outside of Playa Negra and located only a 1/4 mile to the paved road to all points is a wonderful 200 acre development. This is one of the only truly 'Eco' developments we have seen. The owner bought it in the early 90's and then planted nearly 100,000 trees of all native species. Furthermore, he created a catchment basin that now serves as a lake during the rainy season giving way to many aquatic bird species and and seasonal Tilapia production. This serves to help recharge the aquifers underground. In this first phase of the project electricity cables are underground to protect fauna. The project is, essentially, a north and south ridge separated by a valley. The valley is a green zone. At the end of the valley there is an area for communal use for livestock or food production.
This lot is over two acres and is located at midlevel of the north ridge of the development. There is approximately a 1/2 acre of flat space at the top of the lot. The rest of the land continues down a slope that could easily be used for cantilevered construction. There is space for a pool if you desire. The building footprint of the lot is 15% with a maximum of two homes plus ancillary permanent structures (concrete walks, garages, sheds, etc.).
The annual property taxes here are currently $170/year. There is an annual HOA fee of $1000.00 that is charged to make sure that all the internal roads of the development are maintained to perfection.
